Mumbai has no shortage of people who will show you a floor plate.
What it has very little of is anyone willing to say no —
to a deal, a client, or a shortcut. That refusal is the entire
premise of this practice.

We do not transact.
Nexus & Co. advises. We do not hold a brokerage seat at the
table, and we are not paid to move volume. When a mandate reaches
execution, we bring in a specialist from a small, personally vetted
panel — briefed by us, accountable to us, and disclosed to you.
You are never handed off; you are simply joined by the right
second person.

Judgement, backed by record.
Every opinion we offer on rent, valuation, or timing is checked
against transaction-level data — IGR filings, RERA records, and
market intelligence we maintain ourselves — not against what a
broker heard last week. Where the data is silent, we say so.
We do not fill gaps with confidence we haven't earned.

Few mandates, held closely.
We keep a limited register at any time — by design, not
scarcity marketing. Grade-A assets, serious counterparties,
transactions where a wrong decision costs more than our fee ever
could. If a mandate doesn't meet that bar, we'll tell you plainly,
and usually tell you who might serve you better.

Discretion is not a marketing word here.
Landlord identities, deal terms, and client mandates are never
used as case studies without written permission. What you tell
us stays in the file, not on our website.
